When it comes to choosing the perfect place to live off-campus, we know that asking the right questions is key!

To make things easier for everyone, we've compiled a list of the most common things we are asked about, complete with answers!

The Preiss Company takes great pride in its communities. Each of our properties' staff are available for your student 24/7/365 and are just a phone call away. Our company specializes in student housing and trains our staff on how to effectively and properly respond to any situation that may arise. Our local property managers are supported by leasing, business, and maintenance personnel along with our professionally trained student staff. Many of our offices and staff are on-site and we have expert maintenance ready to assist your student with anything we can!

With Individual Leases, YOU are only responsible for YOUR (or your student's) rent. You aren’t liable for your roommates' rent at all! Unlike a traditional lease or a joint lease, if your roommate transfers, graduates, or fails to pay his/her rent, it does not affect you or your lease. College students have enough to worry about. An individual lease is one less thing!

Nothing happens to you! Since we do individual leasing each resident is responsible for only their account. You'll never be penalized for your roommate not making a payment!

In our efforts to continue striving to create a safer living environment for your son or daughter, we now require all residents to carry an active renter's insurance policy during their lease term. Requiring renters insurance has become a common practice throughout both on and off-campus student apartments to adequately protect student's belongings such as text books, phones, electronics and other valuables. Our research has found that most of these items, if damaged or stolen, fall under your homeowner's deductible so there is no coverage in place. A renter's insurance policy also works to protect you from liability exposure created while your child is away from home such as negligent damage to the apartment unit, negligent damage to another resident's property or even injuries to guests while visiting. Renter's insurance provides peace of mind and protection from the unforeseen events that sometimes occur. For your convenience, we've identified a National insurance provider that has agreed to provide a comprehensive policy to residents at our communities at a preferred group rate! You can enroll in less than 2 minutes at ePremium Insurance.

When you fill out your application we include a personality survey with questions related to your lifestyle- are you quiet or loud? Early bird or night owl? From there we pair you with the closest match available!

If you want to transfer to a different apartment we can make that happen! There is a fee associated with transferring, so it's important to know for sure before you make that decision.

YES! At Mustang Village we LOVE our furry family members (as long as they're under 40 lbs! If they're not...we still love them, but they'll need to stay home.) Make sure to register with the office and be advised that pet fees, additional pet rent and breed restrictions may apply.

Fishy friends are welcome in a 10 gallon tank (or less!) Any other pets will also need to be approved on a case-by-case basis. Contact our office for more information!

In your bedroom you'll get a full XL bed, desk, desk chair, dresser, and night stand. In the common area we provide a couch, sofa chair, and dining table with enough chairs for you and your roommate. We give you the basics so you can customize the rest!

Since we provide all of the basics there's no need! If, however, you do want to bring your own furniture you are responsible for storing the furniture that is provided and alerting management of your decision.

All of our residents and their guarantors have access to our online resident portal, helping you and them keep up to date with their life here in Wichita Falls! You or your student can pay rent online via checking or savings account, set up automatic monthly payments, and submit maintenance requests, all with just a few clicks of your mouse!

Although we don't work directly with the financial aid office we do work with residents on financial aid! Ask us for a copy of our financial aid addendum for more info.

The deposit amount depends on how you're qualified. For more information on this we encourage you to speak with one of our fantastic leasing agents!

There is a $30 cap built in to each resident's lease. Anything over the combined $30 per person is split evenly between all lease holders for that particular apartment.

No sharing a bathroom here! Your lease includes a private bedroom, bathroom, and closet. You'll only be sharing a living room, kitchen, and laundry area with one or two roommates, depending on your floor plan!

All of our bedrooms are the same square footage, however they are laid out a little differently. If you prefer one bedroom over the other let us know on your application and we'll do our best to accommodate your request!
